Centuria released the UBS Conference presentation notes this week on the strategy and performance of its Metropolitan REIT.
Centuria are continuing to seek to transform the REIT with higher quality assets. It's strategy is threefold;
1. Positions CMA as a leading pure-play office A-REIT
2. High quality, strategically located assets acquired at a discount
3. Improves CMA's growth profile
Centuria claim to be on strategy with its recent acquisitions.
In terms of market indicators, Centuria describes the market as;
Below average supply in some Non CBD markets
Similar average vacancy levels between Metro and CBD markets
Metro markets hold 7 of the lowest vacancy rates, particularly lower North Shore
Effective rental growth is evident in low vacancy markets
Yield spreads between CBD and Metro markets converging.
Strong appetite for assets near improved infrastructure
